Test results describe a condition. They do not say whether the structure is adequate, who is responsible, or what to build instead. That requires a licensed professional to take a position and seal it.

    An engineering position is only as strong as the record underneath it, so we build the record first.

    Drawings, submittals, inspection records and correspondence establish what was designed and what was built.

    We observe the condition directly and call in our own scanning, testing or drilling where the question requires it.

    Capacity, load path and failure mechanism are analyzed against the governing code and the as-built condition.

    Recommendation
    We state what should be done, in what sequence, and what it will require — not just that further study is advisable.

    Seal & stand behind it
    The report or drawing is sealed by a licensed engineer who will defend it to a department, an owner or a court.

    An opinion nobody will seal is not an opinion. It is a hedge.
